Ghar banana zindagi ka bada faisla hai, and the builder you choose decides how smooth (or stressful) the journey will be. A good home builder keeps the work on track, explains every stage and builds a house that lasts. A wrong choice can mean delays, poor quality and disputes over money.

This guide helps you choose a home builder in Gorakhpur with confidence: what a builder should handle, the questions to ask, the red flags to avoid, a contract and stage-wise payment checklist, and simple quality checks you can do on site.

At Horizon Construction & Interior, we have been building homes in Gorakhpur since 2016. Our team is led by a civil engineer and interior designer, working with a team of architects, and we have served 500+ customers across 1000+ projects. Here is the checklist we would want any family to use, including when they talk to us.

What a home builder should handle

A complete builder can take your project from the first drawing to the day you move in. Typically this covers:

  1. Naksha and planning: the house plan, elevation and structural design for your plot.

  2. Map approval: preparing drawings and handling the approval process. See our naksha, map approval and other services.

  3. Estimate and scope: a written estimate and scope of work before construction starts.

  4. Foundation and structure: excavation, foundation, columns, beams and slabs.

  5. Masonry, plaster and services: walls, electrical, plumbing and waterproofing.

  6. Finishing: flooring, doors, windows, paint and fittings.

  7. Interiors (optional): kitchen, wardrobes, false ceiling and more.

  8. Handover: a final walkthrough, snag fixing and documents.

Some families hire one team for everything, which is called turnkey construction. Read our guide to turnkey construction in Gorakhpur to see how it works. Others prefer to hire separate people for each stage. Either way, be clear about who is responsible for what.

Questions to ask before you hire

About experience and team

  • How long have you been building in Gorakhpur?

  • Who will design the structure? Is there a qualified civil engineer?

  • Who will supervise the site day to day, and how often will the engineer visit?

  • Can I see completed homes, not just photos or 3D renders?

  • Can I speak to a few past clients?

About materials and quality

  • Which materials will be used for cement, steel, bricks and finishes, and what grades?

  • Will materials be ISI-certified where applicable?

  • How is concrete mixed and cured?

  • Who checks the work at each stage?

About cost and payment

  • Is the estimate itemised, with a clear scope of work?

  • What is included and what is extra?

  • How will changes be priced if I change my mind during construction?

  • How are payments linked to work stages?

About time and communication

  • What is the planned schedule, stage by stage?

  • How will you update me on progress?

  • Who do I call if something goes wrong?

Red flags to avoid

  • No written estimate or scope: "sab ho jayega" is not a contract.

  • A quote far below others without a clear explanation of what is left out.

  • Large advance payments not linked to any work.

  • No engineer involved in the structural design or site checks.

  • Vague answers about materials, or refusal to put grades in writing.

  • No completed projects you can see, or no past clients you can talk to.

  • Pressure to start immediately without a plan or approval.

  • No clear process for changes, so every change becomes an argument.

  • Big promises like "guaranteed" results, with nothing in writing.

Contract and stage-wise payment checklist

Before you sign, make sure the agreement covers:

  • Parties and site: names, plot details and the approved plan reference.

  • Scope of work: every item included, floor by floor, and what is excluded.

  • Drawings and specifications: the plan, elevation, structural drawings and material grades attached.

  • Estimate: itemised, with how extra work and changes will be priced.

  • Schedule: the planned stages, without vague open-ended promises.

  • Payment stages: each payment linked to a clear stage of work, for example:

  • after the agreement and drawings

  • after the foundation and plinth

  • after each slab

  • after brickwork and plaster

  • after electrical and plumbing

  • after flooring and finishing

  • at handover

  • Quality checks: who checks the work and when.

  • Changes and variations: how they are requested, priced and approved in writing.

  • Defects and handover: how snags will be fixed after the final walkthrough.

  • Documents at handover: drawings, approval papers and important bills.

Keep every payment receipt and every written change. Thoda paperwork aaj, bahut tension kam kal.

Site quality checks you can do

You do not need to be an engineer to spot many problems. Visit the site regularly and look for:

  • Foundation and plinth: proper depth as per the drawings and damp-proofing at plinth level.

  • Steel: bars as per the drawings, tied neatly, with cover blocks so steel does not touch the shuttering.

  • Concrete and curing: slabs and columns kept wet for curing; no honeycombing (gaps) after the shuttering is removed.

  • Brickwork: straight lines, filled joints and walls that are watered before plastering.

  • Plaster: even, without hollow sounds when tapped.

  • Electrical and plumbing: concealed lines laid neatly before plastering, with pipes pressure-tested before tiling.

  • Waterproofing: roof, toilets and balconies treated before tiles go on.

  • Slopes: bathroom, balcony and roof floors sloping towards the drains.

Ask your builder to show you these stages before they are covered up. A good builder will be happy to explain.

FAQ

What should I check first when choosing a home builder?

Check their experience, the team (especially a qualified civil engineer), completed projects you can visit and how clearly they explain the estimate and scope.

Should I pay a big advance to the builder?

It is safer to link payments to clear work stages, such as the foundation, each slab and finishing, and to get a receipt for every payment.

Is it better to hire one builder for everything?

It depends on your time and comfort. A single team (turnkey) means one point of responsibility. Hiring separately gives more control but needs more of your time.

Can I talk to Horizon before deciding?

Yes. We offer a free consultation on call. Share your plot and plans, and our team will answer your questions by phone.
